Refurbishment Clayton Square Shopping Centre Liverpool

The Client

Clayton Square is an inner-city shopping centre located in Liverpool which opened in 1989.

In 2013 Clayton Square was acquired by InfraRed Capital Partners for £14.0 million.

In 2014 William Coates where appointed as GRAHAM Interior Fit Out’s supply chain partner to complete the centre’s refurbishment on behalf of InfraRed Capital Partners & Hark Group.

Scale

Refurbishment works where completed throughout the 140,000 sq ft centre. The transformation, involved the conversion of a redundant ground floor mall into retail units and the conversion of unlettable first floor retail accommodation.

Overall construction value on this project was £2.5m.

Scope

The work comprised of M&E works associated with creation of newly formed units from the ground level, refurbishment of the central mall including new feature lighting and refurbishment of customer washrooms. The shopping centre remained open throughout these works.

The completed centre have attracted several new tenants including Morrisons, Wildwood, Peacocks and Easygymsf. Clayton Square now boasts vacancy rates of just 2%, dropping from 25% on acquisition in 2013. In 2015 Clayton Square won the BCSC Gold Award for Refurbishment under £5m.

Complexity

The location and nature of the works meant that phased implementation was required, as the shopping centres to remain operational throughout the entire programme. This multi million pound refurbishment was successfully handed over on time on budget.
