Opened in 2001 “The Light” has consistently been refreshed to allow it remain as one of Leeds premier venues to shop, eat and stay. In 2016 William Coates where appointed as specialist M&E partner by GRAHAM Interior Fit Out to complete a project on behalf of the centre owners Legal & General.

Scale

“The Light” is a 24 hour centre covering 32,515 square metres of retail space, a 14-screen multiplex cinema, a health club, multiple restaurants and a Radisson Blu 4-star hotel.

William Coates where appointed to complete relevant M&E works involved in the the reconfiguration of 3 existing units to form a single unit in line with landlord and tenant requirements.

Overall construction value on this 18 week project was £0.5m.

Scope

The project involved the strip out of vacant units including redundant plant at roof level and the formation of new purpose built unit for a new tenant to the centre. All the existing mechanical, electrical and public health and sprinkler services installations were carefully stripped out and replaced as part of the works.

Complexity

The nature of “The Light” means the project was live at all times of the day. We invited tenants of adjoining units to a meeting prior to the project starting to communicate the works and ensure they were content that our approach ensured that their daily business was not negatively impacted. We produced a weekly break down of works to ensure good communication at all stages of the project duration.
