Refurbishment The Treaty Centre Hounslow

The Client

Treaty Centre is located in Hounslow, West London which is a vibrant, metropolitan centre just 10 minutes east of Heathrow and strategically positioned between the M4 and M3 motorways.

In 2011 the centre was acquired by Quidnet Capital for £37m with major plans to modernise the centre to attract the best names the high-street has to offer.

William Coates where appointed to complete multiple major M&E projects as part of an ongoing regeneration of the centre, working alongside GRAHAM Interior Fit Out on behalf of Quidnet Capital.


The Treaty centre is the only covered shopping centre in Hounslow and comprises 42 units anchored by Debenhams, New Look, Topshop and River Island.

William Coates completed all M&E work involved in the development of two, two storey 26,000 sq ftunits allowing for occupation for new anchor tenants NEXT and H&M. Following on from the successof this project we were retained for a project to deliver all M&E installations to a new food courtwithin the centre. The finished project has given The Treaty Centre a modern eight-unit food areawith seating for 380 people.

Overall construction value on this project was £5.0m.


The initial project involved the M&E works associated with the design, construction, refurbishment, demolition and structural alteration of the 2nd Floor and remodelling of units to create a double height 1st floor and splitting the unit into two separate units for respective Tenants.

Following the success of this project William Coates where retained to complete the M&E works associated with the upgrade of an existing Food Court including reconfiguration of a number of the existing retail/restaurant units.

The completed projects have been a massive success resulting in new tenants and new shoppers with the centre experiencing an increased footfall of 14%.


All works where completed in a live shopping centre situated in a busy borough of London. Deliveries where managed on a “just on time” bases to ensure our work had minimal impact on the multiple stakeholders in the shopping centre and the general public.
